What is Equity Release

What Is Equity Release?
Equity Release—also known as a Lifetime Mortgage or sometimes referred to as a Retirement Mortgage—is a way of unlocking some of the value from your home, tax-free, either in one lump sum or through smaller, regular amounts. It’s typically available to homeowners aged 55 and over and can also help those looking to purchase a new home in later life.

If you're approaching or already in retirement, Equity Release can offer valuable financial flexibility—whether you want to boost your retirement income, make home improvements, support family, or simply enjoy life with fewer money worries.

A Modern Solution
Many people come to us feeling uncertain or sceptical about Equity Release—and understandably so. Older schemes from the 1970s gained a poor reputation due to a lack of regulation and limited consumer protections.

But today, things have changed
The modern Equity Release market is highly regulated and far more flexible. Providers now offer a wide range of safe, well-structured plans—with important safeguards in place, including:

  • No Negative Equity Guarantee
  • The right to remain in your home for life
  • Options to protect a portion of your home's value as inheritance
  • Flexible repayment choices

The plans we recommend are regulated by the Financial Conduct Authority (FCA) and are backed by the Equity Release Council, meaning you benefit from clear protections and peace of mind.

Lifetime Mortgage

A Lifetime Mortgage is a loan secured against your home.

Interest is usually rolled up and repaid when your home is sold—typically after you pass away or move into long-term care.

It will reduce the value of your estate and may impact any inheritance you wish to leave.

That’s why we take the time to get to know your goals, concerns, and future plans. Only once we’ve looked at your full situation will we provide clear, honest advice on whether Equity Release is right for you.

More people than ever are carrying debt into retirement or finding they need additional funds for life’s unexpected or long-planned expenses. You might want to:

  • Repay an existing mortgage
  • Cover unexpected bills
  • Support your children with a house deposit
  • Buy a new car or enjoy a well-earned holiday
  • Make home or garden improvements
  • Simply boost your retirement income
Whatever your reason, Equity Release offers a flexible way to unlock value from your home — and today’s options are safer and more varied than ever before.

You can’t be too old — but you can be too young.

Most lenders offer Equity Release to people aged 55 and over, although some benefits (like maximum loan amounts) improve if you’re over 60.
Yes. With a Lifetime Mortgage — the most common form of Equity Release — you remain the legal owner of your home. The lender simply places a first charge, similar to a standard mortgage.
Repayment usually happens when the last homeowner passes away, or
moves into long-term residential care.

You’re not required to make monthly repayments unless you choose to. Many plans allow interest to be “rolled up” and repaid from the sale of your home at a later date.

There’s no fixed end date during your lifetime.
No. Modern Equity Release plans come with a No Negative Equity Guarantee. This means you will never owe more than your home is worth — regardless of house price changes or how long the plan runs.

While Equity Release may reduce the value of your estate, it won’t leave any debt behind.
That’s understandable — older schemes (from the 70s and 80s) lacked today’s safeguards and gave the industry a bad name.
The good news is that things have changed. Today’s Equity Release products are:
  • Fully regulated by the Financial Conduct Authority (FCA)
  • Protected by the Equity Release Council
  • Designed with flexibility and client protection at their core
But we agree: it’s not for everyone. That’s why we provide tailored, honest advice to help you decide if it’s right for you.
Possibly — depending on the product you choose.

Interest is typically added to the loan (compounded), which can reduce the value of your estate over time. However:
  • Inheritance protection options are available, letting you safeguard a portion of your home’s value
  • Lenders limit how much you can borrow to allow for future interest growth
  • You can often choose to repay interest monthly, partially, or make voluntary repayment.
Like any mortgage, there can be:
  • Solicitor’s fees
  • Valuation fees
  • Lender and adviser charges
The good news? Most fees are payable only on completion, so you don’t usually need to pay anything upfront. We’ll always give you a full breakdown of any costs involved, based on your personal circumstances.
Absolutely — and we encourage it.

Equity Release affects your estate, so it’s important that loved ones understand how it works. Many clients involve family in discussions for support, clarity and peace of mind.

That said, we also respect your privacy. If you prefer to handle things independently, that’s entirely your choice. After all, this is your home, your money, and your future.
We’re here to help you understand your options and make confident, informed decisions about your retirement finances — without pressure, and always with your best interests in mind.
